From Suburban Outpost to Prime Transit Epicenter
For decades, real estate in the Mumbai Metropolitan Region (MMR) followed a strict commute equation: affordability was inversely proportional to travel time. Homebuyers seeking homes under ₹50 Lakhs had to accept 60 to 90-minute bumper-to-bumper crawls through the infamous Shilphata, Mahape, and Mumbra bottlenecks.
In 2026, that historical commute equation is being completely rewritten. Led by the Mumbai Metropolitan Region Development Authority (MMRDA) and Maharashtra State Road Development Corporation (MSRDC), four colossal infrastructure projects are converging at Katai Junction and State Highway 43 in Dombivli East.
A signal-free high-speed elevated expressway cutting through Parsik Hill via 1.7 km twin tunnels, connecting directly to Airoli and Thane-Belapur Road in just 10–12 minutes.
Widening State Highway 43 into a 6-lane divided corridor with grade-separated flyovers at Palava, Nilje, and Katai Naka, eliminating historical road bottlenecks.
A 22.17 km elevated mass transit line bridging Central Railway at Kalyan with Navi Mumbai Metro Line 1 at Taloja, with stations directly serving Khoni and Nilje.
Direct 30-minute access to the upcoming Navi Mumbai International Airport (NMIA) via Katai-Taloja bypass and the 126-km Virar-Alibaug Multi-Modal Corridor.
